Shower Heads and Taps

It is the responsibility of the tenant to maintain the care of the sanitation facilities in their rental properties, as quite often repairs related to drains and sanitary fittings, such as blockages are due to neglected upkeep, so they will be expected to try to fix the problem.

Persisting issues will require assistance from the landlord, however, it is likely that they will want compensation from the tenant towards the repairs, so do make sure that any pre-existing plumbing issues are noted and raised with the managing agent when viewing a property prior to moving in.

Maintaining shower heads and taps

Hard water can accumulate a layer of limescale, which over time can block the showerhead nozzles and water taps, causing under-performance in water pressure. This is not due to tenant misuse, but it is the responsibility of the tenant to maintain the condition of showerheads and taps. This build-up can be easily fixed by removing the showerhead to check for clogs and clean away any mineral build-up by soaking it overnight in a vinegar solution or limescale treatment cleaner. Taps can also be soaked in the same solution – particularly focusing on the spouts and nozzles, which is often left forgotten.

Can tenants replace shower heads?

Tenants may look to replace the showerheads and install a new, high-pressure hose and shower valve that regulates water flow and pressure efficiently to help with performance in their rental property, however, they will need permission from their landlords, as any alterations to plumbing fixtures would be considered as modifications to the property, which usually requires consent from landlords, as per the lease agreement.

Providing a tenant has valid reasons for wanting to change the shower head there should be no issue, however, if a landlord declines the tenant’s request it may be beneficial to detail why they need to make the change and the benefits of the proposed change; offering to pay for the installation may also help to persuade the landlord. The landlord may also request that the tenant keeps the original showerhead and replaces it before they move out. If permission is granted, models with a WaterSense label are advisable, as they meet EPA (Environmental Performance Assessment) water efficiency guidelines; a universal fit being the best option for a rental property. Look for low-flow showerheads to save water and energy bills.

What if tenants have issues with the water supply?

Signs of issues with the water supply include:

  • Leaking water taps.
  • Water taps not opening or closing fully.
  • Weak water pressure on fully open taps.
  • Visible cracks on the sink or toilet.
  • Mould under or around the sanitation fixtures.
  • Mildew over the metal wear and plumbing.
  • Rust over the metal wear or plumbing.
  • Showerhead with blocked nozzles.
  • Toilet not flushing completely or taking a long time to drain out.
  • Sinks draining slowly or not at all.
  • Water droplets on the exterior of the plumbing.
  • Water leaking from the main valve.

If there are any pre-existing issues when viewing a property, this could be an indication that the landlord has no intention of renovation works. It also highlights the importance of a good inventory prior to moving in, so the tenant will not be liable for any major repair costs.
